How cheap are single-family houses in Japan now? The prices are so low that I can’t believe it!

On February 6, Tokyo KANTEI, a real estate research company in Japan, released a market analysis report on newly built small single-family houses (一戸建て) in the metropolitan area, Kinki area and Chubu area in January 2025.


The survey targets newly built wooden single-family houses (including land) with a land area of 50㎡ to 100㎡ and within a 30-minute walk or 20-minute bus ride from the nearest station.


The report shows that Japanese housing prices have gradually stabilized and are showing a slight upward trend, but looking at the international real estate market, Japanese housing prices can still be said to be "cheap".

Metropolitan area: Prices are rising steadily


The report shows that in January, the average selling price of newly built small single-family houses in the metropolitan area (covering Tokyo, Kanagawa Prefecture, Chiba Prefecture, and Saitama Prefecture) rose by 3.9% month-on-month to 55.72 million yen, the highest level in history, but converted into RMB is only 2.67 million yuan. (February 7, 2025, 1JPY = 0.048CNY)


Broken down by prefectures:


Tokyo: increased by 0.9% to 67.63 million yen, continuing to rise.


Kanagawa Prefecture: The increase was the highest, up 4.9% month-on-month to 49.45 million yen.


Chiba Prefecture: increased by 1.4% to 44.89 million yen, and maintained positive growth year-on-year.


Saitama Prefecture: increased by 3.1% to 43.79 million yen, the first increase in the past three months.

Kinki Circle: increased for 3 consecutive months


In January, the average price of small single-family houses in the Kinki Circle (including Osaka Prefecture, Hyogo Prefecture, and Kyoto Prefecture) increased by 1.0% month-on-month to 40.57 million yen, achieving three consecutive months of price increases.


Broken down by prefecture:


Osaka Prefecture: Up 2.3% to 40.23 million yen, breaking the 40 million yen mark for the first time since data collection.


Hyogo Prefecture: Up 2.3% to 44.32 million yen, maintaining an upward trend for four consecutive months.


Kyoto Prefecture: Down 13.2% to 33.75 million yen, the first decline in nearly four months.

Central region: Aichi Prefecture housing prices rebounded


The average price of newly built small single-family homes in the central region as a whole rose 4.9% in January to 39.93 million yen, the first increase in nearly three months.


Among them, housing prices in Aichi Prefecture rebounded 2.7%, with an average price of 40.11 million yen.

A single-family house in Tokyo's 23 wards


Only more than 3 million


In addition, the report also disclosed average housing price data for the three core cities.


The price of small new single-family houses in Tokyo's 23 wards has continued to rise, with an average price of 76.77 million yen. The price of small new single-family houses in Osaka City has achieved its first increase in three months, with an increase of 5.3% and an average price of 46.13 million yen.


The price of small new single-family houses in Nagoya City has also increased, up 2.0%, with an average price of 42.09 million yen.

In Tokyo's 23 wards, Japan's most prosperous area, the average price of a single-family house is about 76.77 million yen, equivalent to about 3.68 million yuan. In Osaka City, the economic, commercial and cultural center of the Kansai region, the average price of a single-family house is about 46.13 million yen, equivalent to about 2.21 million yuan.


In contrast, such prices are almost unimaginable in Beijing, Shanghai, Guangzhou and Shenzhen.


At the same time, Japanese real estate has many advantages such as permanent property rights, no public area, moderate housing prices and high rental-to-sale ratio, which has attracted the attention of many Chinese investors.
